An elastomeric coating is a flexible, waterproof coating that stretches and returns to shape, so it can bridge hairline cracks in concrete, masonry, and roofs.
Understanding Elastomeric Coatings
Elastomeric coatings are thick, rubber-like films that can stretch many times their original length without tearing. They are used on exterior walls, stucco, block, concrete roofs, and balconies. Once cured they form a seamless barrier that sheds water but still lets some vapor escape, depending on the product.
Common Types
Acrylic elastomerics are the most common for walls and roofs and are easy to apply. Urethane and silicone versions are used where you need more abrasion resistance or better ponding water performance. Always match the product to the surface and the exposure.
Application Basics
Clean the surface, repair cracks and holes, and prime if the data sheet calls for it. Elastomerics are applied thick, often with a roller or sprayer, and usually in two coats. Coverage rate and dry film thickness decide how long the coating lasts, so do not stretch the material.
Practical Tips for Contractors
Watch the weather. Rain or heavy dew before the film cures can wash out or blister the coating. Do not apply on a hot surface in direct sun, and always check the minimum and maximum recoat times on the data sheet.
